Step-by-Step Guide to Register Your Short-Term Let


Key Dates and Legal Requirements

If you already run a short-term rental service, you must register the property as a Short Term Letting (STL) within three months of the new rules starting (this is expected to be from 1 July 2025).
If you are starting a new STL, it must be registered before you advertise or rent it out.
If you don’t follow the rules, you could face fines or other action.

1. Log in to your eGov Account

To get started, go to portal.egov.gi. You’ll need to log in using your eGov details.

Once there, find the section called Register of Property Occupation (RPO). You’ll find it by clicking:

eServices > Property > Register of Property Occupation


2. Choose the Property You Want to Register

After logging in, you’ll see a list of properties you’re linked to. Find the one you want to use as an STL. 

If the property in question is not listed, then you will need to register the ownership of this property by clicking the first option at the top of the screen on your RPO Dashboard labelled “Register a property you own along with any occupants”.  You will ned to register that you own this property (but do not live there).

If the property that you wish to register as an STL is listed on your dashboard, click the blue “Details” button next to the property. This will open more information about the property.


3. Register the Property as a Short-Term Let

On the property details page, you’ll see a blue “Register STL” button towards the bottom of the screen. Click this to begin the registration.

You’ll be asked to:


4. Send Off the STL Application

When everything is filled in, click the green “Register STL” button to send your application.

Your application will go to the Land Property Services team for them to review and approve.

If you own or manage more than one unit, you’ll need to repeat this process for each one.


5. Wait for Approval

The LPS team will check your application. Once it’s approved, your property will be officially listed as a short-term let and you’ll be able to take bookings.

You’ll get an email from us informing you of your Short Term Rental registration number.


6. Send in Booking Returns

You will have to records and send details of everyone who stays at your STL.  You can do this on a monthly basis or after each stay. To do this, you must log into your eGov account and go to the property’s “Details” page.

There, use the Manage STL option to enter your Booking Return—that’s a record of the stay.

This step is required by law and must be kept up-to-date.


7. If You Stop Renting the Property Out

If you decide to stop using the property as an STL or are taking the property off the market, go back to the property page and click the De-register STL option.

This removes the property from the short-term let register and tells LPS you’re no longer operating it.
