Step-by-Step Guide to Register Short-Term Lets as an agent


Key Dates and Legal Requirements

If you provide a short-term rental service, you must register the property as a Short Term Letting (STL) within three months of the new rules starting (this is expected to be from 1 July 2025).

If you are starting a new STL, it must be registered before you advertise or rent it out.

If you don’t follow these rules, you could face fines or other action.


1. Submit the details to LPS

To register your portfolio of short-term lets (STLs) in the RPO, you will need to enter the details of your clients and the details of the properties in question on our Agent STL registration spreadsheet and email this to rpo@lps.gi.

It is important that the spredsheet is not altered in any way (eg. adding or removing columns etc)

Once you have entered the relevant details on the spreadsheet, email it to rpo@lps.gi, on a new message and provide the confirmation below.


2. Provide the following confirmation

The cover email submitting your STL properties needs to state the following:

"I hereby confirm that we are the duly appointed managing agents of the attached properties and have been instructed to register these in the Register of Property Occupation pursuant to the provisions of Part 2 of the Act.  We can produce written copies of our management agreements upon request."

The email needs to be sent by a person authorised to act for the managing agent and should provide their contact details.



3. Send in Booking Returns

You will have to record and send details of everyone who stays at the STL.  This must be done at least on a monthly basis but can be submitted after each stay, if preferred. To do this, you must log into your RPO Agent account and select the STL property interest from among your list of interests

eGov account and go to the property’s “Details” page.

There, use the Manage STL option to enter your Booking Return.

This step is required by law and must be kept up-to-date.


4. If You Stop marketing the Property

If the property comes off the market as an STL, you must email us immediately so that we can remove the property from your list of interests.

This removes the property from the short-term let register and tells LPS you’re no longer operating it.
